1. Attempt Negotiation
Try to resolve the dispute directly with your landlord first

2. Request Deposit Return
Formally request your deposit from the protection scheme
- Use scheme's online portal
- State what you believe you're owed
- Upload supporting evidence
- Landlord has 14 days to respond
3. Initiate ADR
Start Alternative Dispute Resolution through the scheme
- Free service for both parties
- Decision usually within 28 days
- Both parties must agree to use ADR
- Decision is final and binding
4. Submit Evidence
Provide comprehensive evidence package
- Check-in inventory vs check-out
- Dated photographs
- Cleaning receipts
- Correspondence with landlord
- Proof of rent payments
5. Await Decision
Independent adjudicator reviews evidence
- No hearing required
- Based solely on evidence submitted
- Cannot add evidence after submission
- Decision sent to both parties
6. Receive Payment
Deposit released according to decision
- Payment made by scheme
- Direct to bank account
- Landlord cannot delay payment

Cleaning
Professional cleaning can only be charged if tenancy agreement requires it and property was professionally cleaned at start.
Decoration
Normal wear and tear expected. Scuff marks and faded paint usually not chargeable after reasonable tenancy length.
Carpets
Age and quality considered. Stains beyond normal use may be charged proportionally to remaining carpet lifespan.
Garden
Seasonal variations accepted. Must be left in similar condition considering time of year and weather conditions.
