Gas Safety Certificate *

Required for valid Section 21 notice

Energy Performance Certificate (EPC) *

Required for valid Section 21 notice

Electrical Installation Condition Report (EICR)

Legal requirement but doesn't affect Section 21

Deposit Protection Information?

To be provided within 30 days of paying deposit

Tenancy Agreement Check

Rent amount and payment date clear

Tenancy length specified (usually 6 or 12 months)

Break clause understood (if applicable)
