No signs of damp or mould?

Check corners, around windows, bathrooms

No evidence of pests

Droppings, traps, chewed packaging, dead insects

Structure appears sound

No major cracks, sagging ceilings, broken tiles

Shown current Gas Safety Certificate?

⚠️ Legal requirement - dated within 12 months

Shown 'Satisfactory' EICR?

⚠️ Legal requirement - dated within 5 years

Smoke alarm on every floor

Test them during viewing

Carbon Monoxide alarm (if gas/solid fuel)

Required in rooms with boiler or solid fuel burner
